買進彰銀,龍巖看好收益好過不動產。近期龍巖董事長李世聰持續買進彰銀,合計周邊企業持股已逼近8%,引起市場關注,甚至財政部還邀請李世聰來談話。龍巖總經理劉偉龍昨表示,買進彰銀是看好公股的穩健體質與長期穩定收益,認為未來不動產的增值、收益有限,商辦出租報酬平均不超過2%,「買彰銀獲得的穩定報酬好過不動產」。至於是否擔心財政部、台新金的經營權之爭影響彰銀獲利?劉偉龍認為,爭議總有結束的時候,以彰銀今年配發股利0.9元,股價約17元,換算現金殖利率有5%「價值其實是被低估」,且在穩定報酬等前提下,有爭議反而製造更低的買進成本。

劉偉龍說明,對公股與台新金之爭沒有特別立場,只支持做好彰銀公司治理,並帶給股東最大權益的對象,目前看來是財政部,另與台新金則沒有特殊接觸。 李世聰從去年開始陸續買進彰銀股票,加計龍巖、李世聰個人和名下的成昌投資,總計達到7.85%,儼然成為另一大民股。手中持股不少,龍巖是否考慮再加碼甚至爭取彰銀董事席次?劉偉龍認為,現在對參與經營沒有特別想法,純粹是財務投資,強調以專注本業為主,但只要價格許可,不排除持續加碼彰銀。劉偉龍說,擴大股市投資比重主要跟近年不動產收益減少有關,以出租給藝人大S老公汪小菲的敦北大樓為例,租金收益不到2%,也讓龍巖決定調整資產配置,並逐步處分非自用不動產。至於龍巖透過融資買進彰銀持股,如此大動作也讓市場疑慮是否另有目的?劉偉龍說包含名下持有的敦北大樓、大亞百貨與台北金融中心等,合計市值估計超過350億元,不可能一口氣賣光,融資買進只是短期資金調度。(中國時報),
