明年起房地合一新制上路，前台中市不動產公會理事長張麗莉憂心，房地產市場將變成「想買的買不起，買得起的不想買」。（盧金足攝）
房地合一明年元月上路前的黃金輕稅期，自住客購屋積極，建案來客量及出價買氣明顯提升，以新成屋建案及中古屋看屋人潮最為集中，房市受自住剛性買盤支撐緩步回溫，買賣交易熱區前3名分別是北屯區、南區及西屯區，但房價4000萬以上只能貸款5成，造成有的購屋者放棄，另外找標的物。鄉林不動產研究室指出，房市上半年不動產買賣交易，比起去年同期減少15%以上，土地交易也減少2成，但進入7月後買氣明顯提升，在年底過戶完成，有機會撿到議價空間大，接近自己理想價格的好宅。

房地合一上路前 成屋、中古屋熱

房地合一明年元月上路前的黃金輕稅期，自住客購屋積極，建案來客量及出價買氣明顯提升，以新成屋建案及中古屋看屋人潮最為集中，房市受自住剛性買盤支撐緩步回溫，買賣交易熱區前3名分別是北屯區、南區及西屯區，但房價4000萬以上只能貸款5成，造成有的購屋者放棄，另外找標的物。鄉林不動產研究室指出，房市上半年不動產買賣交易，比起去年同期減少15%以上，土地交易也減少2成，但進入7月後買氣明顯提升，在年底過戶完成，有機會撿到議價空間大，接近自己理想價格的好宅。

龍寶建設董事長張麗莉說，剛在7期推出「四季臻邸」，每坪單價66萬元起，每戶總價超過4000萬元，現在銷率不到7成，很多購屋者受限信用管制，只能貸款5成打退堂鼓。台中市不動產開發公會理事長魏嘉銘表示，現在市場以自住客為主，但對投資客而言更應把握明年新制上路的黃金購屋期，市場買氣將陸續回籠。(中國時報)，
